Business owners know that securing the right commercial space is an important decision, but many are not prepared to enter the lease negotiation process. By effectively negotiating a lease agreement before signing it, small business owners can avoid costly mistakes in the future. This course offers useful steps you can take to prepare for negotiating a commercial lease that serves your interests and minimizes risks. The course instructors are attorneys who have counseled both landlords and tenants on lease agreements and can share practical strategies for success.

You will learn about:

  • How to negotiate your lease term and build exit strategies into the lease
  • How to avoid signing "form" leases that favor the landlord
  • What strategies you can use to limit personal liability
  • What to look for in the permitted use provisions

Tips for Breaking the Million Dollar Glass Ceiling for Women Entrepreneurs: The rate of growth in the numbers of women-owned businesses is soaring, but the percentage who break through the glass ceiling to more than a million dollars in revenue is flat -- one third that of men. Why do some women break through the ceiling and how can you? Drawn from interviews with leading women entrepreneurs and her work as a mentor and coach to start-up and growth businesses, Geri Stengel provide 3 secrets to breaking through the glass ceiling.

 

Speaker's Bio

Ventureneer's President, Geri Stengel, is a writer (Forbes contributor and author of Forget the Glass Ceiling: Build Your Business Without One), teacher, researcher (Research Advisor to American Express) and presenter. Ventureneer is a content marketing, market research and education company that helps large corporations, government agencies and foundations develop branded programs that generate visibility, thought leadership and brand loyalty among small business owners and entrepreneurs.

In addition, Geri Stengel was a board member for the New York City Chapter of the National Association of Women Business Owners for eight years and co-founder of Women's Leadership Exchange, which trained women-led companies that wanted to grow beyond $1 million. In 2017, she was recognized as one of 17 Inspiring Women to Watch in 2017 in Inc. In 2016, she became a mentor for WE NYC and in 2015 she won the Madam C.J. Walker Business Leadership Award from the National Minority Business Council. She was named a 2013 and 2012 Small Business Influencer.

Women's Power Networking Breakfast: Identity Theft and Cybercrime

At this FREE event, IRS Criminal Investigation (CI) Special Agents will speak to the small business audience about Identity Theft and Cybercrime.  Attendees will hear about tax-related identity theft and various tax fraud schemes and scams.  Workshop participants will learn how to protect their businesses from identity thieves and what to do if they are victims of ID theft.  By the end of the program, the audience will know that the most prominent form of cybercrime today is identity theft, in which criminals use the Internet to steal personal information from other users.

This event will also feature the opportunity to network and free food!

About the Speakers

Casey Ryan, CFE, is a Special Agent with the IRS – Criminal Investigation and a Certified Fraud Examiner. He holds a MS in Accounting from State University of New York at Geneseo. In 2009, he began with the Internal Revenue Service as a Revenue Agent in the Small Business and Self-Employed Division. In 2012, he began working as a Special Agent with IRS – Criminal Investigation. In January of 2016, he took over as the Identity Theft Coordinator for downstate New York Field Offices. As Identity Theft Coordinator, his responsibilities include acting as a point of contact for Local, State and Federal Law Enforcement, evaluating information, and making recommendations to the United States Attorney's Office to initiate Grand Jury Investigations.

Seth Rose is a Special Agent with the IRS – Criminal Investigation. He graduated with a MBA in Taxation in 2012 from Baruch College. In 2004, he started at the Internal Revenue Service as a Revenue Officer in the Small Business and Self-Employed Division. In 2012, he worked as a Settlement Officer in Appeals . In 2014 he  began working as a Special Agent with IRS – Criminal Investigation. He is the Cyber Crimes Coordinator for downstate New York Field Offices . As Cyber Crimes Coordinator, his responsibilities include acting as a point of contact for Local, State and Federal Law Enforcement, evaluating information, and making recommendations to the United States Attorney's Office to initiate Grand Jury Investigations.

6th ¢s: Entrepreneur Space 6th Birthday Party

Please join us for the E-Space's sixth birthday party!

There's a lot to celebrate. The E-Space has helped almost 600 small businesses, generated $6.5 million in revenue, and created more than 100 jobs over the past six productive years. Plus, the Queens Economic Development Corporation, which operates the E-Space, will announce the StartUP! Business Plan Competition finalists.

The E-Space officially opened on Jan. 19, 2011. This 12,500-sq.-ft., NYC Economic Development Corporation-sponsored hub features a fully equipped commercial kitchen, offices, and classrooms. To improve outcomes, QEDC offers business counseling, technical assistance, and financial classes on site. The E-Space also provides room for The Fortune Society, which trains previously incarcerated individuals for jobs in the food-preparation industry.
